Does 2nd Chance Leasing apply to Criminal Convictions?

Hi, 2nd Chance leasing does not refer to Criminal Background.  It refers to Broken Leases and Evictions. Usually a place will consider some broken leases and evictions in tough times, like those we are facing today, to give folks a chance. They usually just charge a higher deposit (sometimes the deposit is non-refundable and they actually take out insurance with the funds).

I wish it would refer to a criminal background.  But don't lose hope.  If a place can't fill up their occupancy will 2nd Chance leasing, I have often see them ease their criminal policy -- at first they usually add Deferred Adjudications or lower the number of years they look back.

Some people call me "a bull dog" in the way I approach finding places for my clients. I like to think I am presistant.  


But, I don't give up; I never will.  I'll continue to search for the nicest felony apartments in Dallas - Ft. Worth (or DFW) or the nicest apartments that take misdemeanors, deferred adjudications for a felony, or a felony conviction.


In my mind, every place I find today could be a place for a client tomorrow.  I have one of the most, if not the most extensive databases in Texas for apartments that are felon friendly.


And I aim to keep it that way.  My clients expect it of me.

I had a client who was involved in a traffic accident and left the scene "briefly".  His felony was Leaving The Scene of an Accident - Volience (since someone was hurt in the accident).


Even though it was the only thing on his record, most complexes would not work with him.  All the ones who denied him told me that if the charge did not have the word "Violence" or "Violent" on it; it would not have been a problem.

FELONS: My criminal record - how can I see what the apartment may "pull"



There are many background services - so you can't be 
sure of the one the complex you are applying will use - 
UNLESS YOU ASK


If you suspect that the information may be wrong, I suggest you spend a few dollars and pull the report yourself.  I have had clients who have been convicted of a vehicular manslaughter and the report says "manslaughter" - quite a difference in whether the apartment will accept that crime.

The difference in a robbery and aggravated robbery is huge; many complexes won't take a applicant if they used a weapon in a crime or if violence was used in the commission of a felony.

There are several websites that offer criminal checks.  I have no personal experience with any of these but I am supplying them as a service to my clients. They charge different rates for their products.

GENERAL INFORMATION: When is a Special NOT special?

WHEN IS A SPECIAL NOT VERY SPECIAL?

WHEN IT DOESN'T APPLY TO YOU!

In general, no Apartment complexes give Specials to people with Broken Leases, Evictions, Felons, or people with extremely bad credit. They don't have to offer specials to get these clients - they only have to be willing to accept the less than ideal renter (there are plenty of applicants).

This is another rule of thumb that applies 80% of the time. Below I have written in the exceptions I've seen:

Broken Leases: You have a better chance of getting a special if you are making payments on the broken lease. There are complexes that will accept you without a payment plan but you may find the deposit to be equal to 1/2 or 1 full month. They may offer you a "Look N Lease" to get you to sign the lease but it probably won't be the NO DEPOSIT, FIRST MONTH FREE, or $100 OFF PER MONTH special that is advertised.

Evictions: I've never seen a special offered. This is one most difficult clients to place - even harder than placing a felon.

Felons: I've never seen a special offered. As one of the Apartment Managers told me "their special is they get to live here". Ouch!

Misdemeanors: I've seen specials offered to people with one misdemeanor (example: DUI) but rarely to serial offenders or people with violent misdemeanors.

Foreclosures: I'm beginning to see specials offered to this group again. The feeling in the rental industry is that many good candidates have suffered with the economy and they want these former home owners in their complexes.

Bankruptcy: I had seen specials offered as of late. Perhaps it is because people recognize the problems in our economy and the situations that people often go through because of illness, job loss, divorce, or other family tragedy.
