GENERAL INFORMATION: Rules Tightened in 2011

Just this year (2011) it seems that rules are tightening

I've had a place in DFW that used to take some felonies at 2 years, change to 5 years.

I've had a chain that is in most of the metros in Texas, change from considering some felonies at 7 years, to move the bar to 10 years.

Does this mean that there are no good apartments left?  No, it just means that you need my help more than ever because there are fewer and fewer places.

GENERAL INFORMATION: You deserve a Home: That's why I don't accept the first NO




My clients deserve housing and my calling is to serve them

This doesn't mean I will do anything unethical but it does mean that if I understand an apartment to have a policy then I won't accept a no from a leasing agent as a "final no".


One thing that frustrates me is the general lack of training of many, not all, but many of the leasing agents. I bet only 25% can articulate what a Deferred Adjudication for a felony is...and with the managers and assistant managers it is probably about 75%. Many of the complexes don't do the job they should in training people about misdemeanors, classes of misdemeanors, felonies, deferred adjudications and the other terms that will come up in day to day dealings with the public.


Have I been told NO by a leasing agent only to have a manager correct the statement? All the time. I have had leasing agents tell me "they don't accept felonies" when they take Felony 3 (but not Felony 1 or Felony 2). I have had people tell me they don't take felonies when they mean they don't take MOST felonies but they will accept a hot check felony or a DWI felony. I've had people tell me NO because they didn't want to be bothered.


One of the reasons I am successful at a tough job is I call back and speak to Assistant Managers and Managers. I am polite but I do not accept a first NO for an answer.

That isn't me.

And the type and numbers of apartments I will find for you depend on three factors:

1. The Crime.  I can't help Sexual Offenders.  I can help just about every one else but understand if your crime is violent or involves a large amount of drugs, you will have fewer choices.

2. The Time.  The time SINCE THE CONVICTION DATE is the determining factor.  If it has been 10 years since conviction, you will typically have more choices than 7 years or 6 years.  But 6 and 7 years have more choices available than 4 or 5 years.  Years 0-4 are pretty lean.

3. The Money.  The third important factor is the money you have to spend.  An $750 dollar one bedroom apartment will be nicer than a $500 dollar apartment.  Every where in Texas this is true.

I don't joke about my job.  I consider it my ministry to help felons and their families.  I rejoice when my clients are accepted.  I love a happy ending.  I enjoy knowing that your surroundings are a little better and you have a nicer place to raise your family.

FELONS: How I handle Complaints


Basically, I listen - and I try to do better.

I got a complaint today from a guy who was thrilled with his apartment and had dropped me a note to tell me so.

I got so wrapped up with the daily grind that I forgot to answer his note. I was wrong - he did everything right.

Unlike most people, he sent me a note to complain.

I really appreciate people letting me know when they feel I messed up. It really is the only way you can get better.

It has been only 2 months since I expanded my business past Houston metro

I have now placed former felons in Ft. Worth, Garland, North Dallas, Eustis, San Antonio, Austin, Irving, and the surrounding areas.

Business is good and my customer's are happy. I will forever be tweaking my database to insure I have the latest policies and that my customers are thrilled with my service.

Some people are "unplaceable" due to their prior convictions, for example it is much harder to place someone who must live in a certain area if no apartments will accept that crime and timeframe in the area the client wants to reside. Some apartments will not take felony convictions but will only take deferred felonies; that is why my web form asks the questions it does.

FELONS: Don't expect miracles

I know you want to move, but you can't expect miracles

What do I mean you can't expect miracles? It means:

  1. You may not be able to live in the part of town you want. Apartments that accept felons are not everywhere
  2. You may not be able to pay exactly what you want - maybe $50 to $100 a month more then you would like
  3. The apartment complex will probably be older - not new and up-to-date
  4. You probably won't get a special
  5. You may have a larger deposit
  6. If you have a Broken Lease or an Eviction, it will limit your choices even more (and probably increase your deposit too)
  7. If you have a violent felony or multiple felonies, you will be very limited in your choices
  8. If you have a serious Misdemeanor (like assault) coupled with your felony, it is difficult to place you.
Your prior life will have its consequences in your present housing. The good thing is that every year that passes since your conviction, will give you more housing choices.

FELONS: DWI Felony Surprise

I had a client tell me a she heard her DWI Felony would be accepted at "Most Complexes"

So I called every complex in the area she wanted to live. Only one-fourth, or 25% of the complexes would accept her. Most had a "No Felony" rule. Some said she could apply after 5, 6, or 7 years. One said "she can live there in 10 years:.

Only 3 will even talk to her now. Is it fair? Maybe not, but it is factual. ANY TYPE OF FELONY WILL HURT YOUR CHANCES OF GETTING AN APARTMENT. Some misdemeanors, like assault, will as well.

If you have a misdemeanor, a deferred felony (deferred adjudication for a felony offense), or a felony, you need the help of a trained locator who specializes in helping felons.

FELONS: Will the apartment complex accept me?




To be Accepted - we all want that.

And, I'm never sure until they accept you that it is going to work out. I can understand their policies but in some cases, the management and regional management must make a call on whether they feel that you pose any risk to their multi-million dollar investment - their complex.

I've had some clients who are themselves surprised with things that pop up - like broken leases that appear on their credit report when they don't know of them ahead of time (that's why I suggest that everyone runs their own credit report).

I do everything I can do to make sure the complex will accept you, including calling the manager of the complex before you apply. That is why I encourage you to call me first.

I too have a vested interest in the apartment accepting you -- that is the only way I'm paid a commission.
